On this Vancouver home, moss had settled between the old asphalt shingles and beside the skylight. At the eaves, the shingle edges had started to curl above a gutter that held water and debris. We replaced the pitched roofing, the flat roof sections and the gutters, completing the project on May 23, 2026. The house and garage had a combined roof area of 3,750 sq ft.

From the plywood deck to Glacier shingles

We removed the old shingles to expose the plywood deck, then laid synthetic underlayment across the pitched roof. We installed IKO Dynasty shingles in Glacier, working up from the eaves. The mix of grey tones is especially visible on the lower roof beside the home’s green siding.

Flat roof sections and gutters

The roof changes from shingles to a flat surface at the top of the house. Our crew installed new flat roofing on those sections. The close-up shows the metal flashing along the edge where the flat roofing meets the shingles below. We also replaced the old gutters along the eaves.

The finished roof

From above, you can see how the Glacier shingles run across the main roof and the lower eaves. The lighter trim and gutters follow the roofline against the green siding.
