Why Commercial Roofing, Siding and Gutter Maintenance Matters

Neglecting exterior maintenance can lead to serious structural damage, business disruption and safety hazards. Certified roof inspections performed at least twice a year extend the life expectancy of commercial roofs by identifying weak points early and providing repair recommendations. Regular maintenance helps businesses avoid emergency shutdowns and costly repairs, keeps operations running smoothly and protects employees. Professionally maintained roofs reduce energy consumption because proper insulation and reflective materials improve thermal performance.

Effective roof drainage is critical for commercial buildings. Without properly designed gutters, downspouts or internal drains, rainwater pools on roofs and adds weight that can cause sagging or even collapse. Standing water promotes mold and mildew, damages roofing materials and underlayment and can infiltrate interior walls, ceilings and electrical systems. Seamless gutters and downspouts should be kept clean and in good repair to prevent clogs and overflow. Routine inspections, debris removal and prompt repairs ensure water flows freely, preventing damage and extending gutter life.

Siding is the first line of defense against the elements. High‑quality, well‑maintained commercial siding can last decades, but cracks and damage compromise insulation, allowing moisture to infiltrate and reducing energy efficiency. Properly insulated and maintained siding can reduce heating and cooling costs by up to 20%. Vinyl siding can last up to sixty years when maintained, and regular commercial building repair significantly prolongs the lifespan of the exterior. Neglecting siding repairs leads to increased utility costs and shortened building life.

Investing in professional commercial exterior services safeguards property values, improves energy efficiency, and ensures compliance with building codes and insurance requirements. Preventive maintenance costs far less than unplanned repairs or replacements.

What’s Included

  • Initial inspection and consultation: Professional assessment of the entire roof and building envelope to identify leaks, damaged roofing materials, drainage issues, failing siding panels and other concerns. Our inspectors evaluate both interior and exterior conditions and generate a maintenance plan.
  • Roof repairs and replacement:
    • Remove deteriorated roofing materials and inspect underlayment and decking.
    • Replace missing or damaged shingles or membrane sections, repair flashings and reseal penetrations.
    • Supply and install new roofing systems using materials appropriate for the building: architectural asphalt shingles, standing‑seam metal, corrugated steel, torch‑on SBS membranes, TPO or PVC single‑ply membranes, EPDM rubber, or other flat‑roof systems.
    • Cleanup and debris removal.
  • Gutters, downspouts and drainage:
    • Install custom‑made, continuous 5‑inch K‑style seamless aluminum gutters and heavy‑duty downspouts that efficiently channel water away from the roofline and foundation.
    • Fit gutter accessories such as leaf guards, leaf traps, rain‑water collection barrels and rainwater collectors to minimize debris buildup, stabilize soil and prevent flooding.
    • Repair existing gutter systems by sealing leaks, fixing joints, re‑securing hangers, replacing rusted sections and adding additional supports as needed.
    • Inspect and maintain built‑in EPDM gutter membranes for flat roofs, and replace damaged liners to prevent leakage.
    • Conduct routine cleaning and inspections at least twice a year to keep gutters clear of leaves, twigs and other debris.
  • Siding repairs and replacement:
    • Evaluate siding panels for cracks, warping, water damage or rot and determine whether sections require repair or full replacement.
    • Remove damaged panels and install new cladding using fiber‑cement boards (e.g., Hardie or Nichiha), vinyl siding, PVC panels, cedar or wood siding, metal and aluminum siding or modern panel systems such as AL13 and ACM, depending on architectural requirements.
    • Re‑caulk joints, replace trims, flashing and weather barriers, and ensure proper insulation to improve energy efficiency and protect the building envelope.
    • Paint, stain or finish surfaces to match existing colour schemes and improve curb appeal.
    • Provide scheduled maintenance and cleaning to remove dirt and mildew.
  • Routine maintenance and emergency services:
    • Scheduled roof and gutter inspections, cleaning of debris, pressure washing and de‑mossing.
    • Snow and ice removal from roof surfaces and drainage components.
    • 24‑hour emergency repairs to address leaks, blow‑offs or storm damage promptly.

Materials and Systems We Install

  • Roofing: We supply and install asphalt shingles (IKO, Malarkey, GAF and Owens Corning), standing‑seam metal roofing, corrugated steel panels, cedar shakes, SBS torch‑on systems, EPDM rubber, TPO and PVC single‑ply membranes, and other commercial flat‑roof systems. These materials are selected for durability, energy efficiency and weather resistance.
  • Gutters and downspouts: Custom 5‑inch K‑style seamless aluminum gutters, heavy‑duty aluminum downspouts, integrated EPDM built‑in gutters for low‑slope roofs, leaf guards, leaf traps, rain‑water collection systems and other accessories.
  • Siding: Fiber‑cement boards (James Hardie and Nichiha), vinyl and PVC siding, wood and cedar siding, metal and aluminum cladding, composite panel systems (AL13 and ACM). We match materials to your building’s design, budget and performance requirements.
