Strata complexes (condominiums and townhouse communities) have unique maintenance challenges because roofs, siding, gutters and other exterior elements are shared assets.  When multiple owners share a roof or building envelope, proper upkeep isn’t just good housekeeping – it’s a legal and financial necessity.  

Our Strata Complex Exterior Maintenance & Repairs service provides comprehensive roofing, siding, gutter and building-envelope care for multi‑unit residential and commercial properties in Richmond and across the Lower Mainland.  

We work with strata councils and property managers to perform regular inspections, schedule repairs and replacements, and develop proactive maintenance plans that protect common property, meet statutory obligations and keep residents safe and satisfied.

Our service is tailored to the needs of each strata community and may include the following components:

  1. Inspection & assessment: We conduct annual or seasonal inspections of roofs, gutters, siding and building exteriors, and perform additional checks after severe weather events.  Professional inspections identify damage or wear in shingles, membranes, flashings, drainage systems and structure.  We also evaluate siding for cracks, rot, peeling paint and warping, and check gutters and downspouts for clogs or leaks.
  2. Roof repairs & replacements: Promptly addressing leaks, damaged shingles, deteriorating membranes or loose flashings prevents further damage to the roof structure and interior of the building.  We offer emergency repairs, full tear‑offs and replacements for sloped and flat roofs using materials suited to strata buildings (asphalt shingles, metal roofing, TPO or EPDM membranes, cedar shakes and ctorch-on products).
  3. Gutter & downspout maintenance: Gutters direct water away from the roof and building; clogged or damaged gutters can cause water ingress and foundation damage.  We clean gutters and downspouts, remove debris and flush the system to ensure proper water flow.  We repair leaks, re‑slope gutters, replace damaged sections and install new 5‑inch K‑style seamless aluminum gutters and matching downspouts, along with gutter guards and downspout filters to prevent debris buildup and reduce maintenance.
  4. Siding repairs & replacements: We repair or replace worn cladding to maintain the integrity and appearance of the building envelope.  Services include replacing damaged fibre‑cement panels, vinyl siding, cedar or metal cladding; repairing flashing and trim; resealing joints; adding insulation to improve energy efficiency; and painting or staining.  Regular siding maintenance protects structural framing from moisture and helps retain property value.
  5. Exterior cleaning & seasonal maintenance: Routine cleaning removes moss, algae, debris and pollutants that can deteriorate roofing materials and siding. Tasks include soft roof cleaning, pressure washing siding, trimming overhanging trees to reduce debris, inspecting and repairing flashings, and repainting weathered roofs or siding to protect against water absorption and heat gain.  We adjust attic ventilation and insulation in winter to prevent ice dams, clear gutters in fall, check for storm damage in spring and monitor for heat stress in summer.
  6. Documentation & budgeting: We maintain a detailed record of inspections, maintenance and repairs, which helps strata councils plan future budgets and demonstrate proactive care to insurers and prospective buyers.  We assist councils in establishing sinking‑fund forecasts and allocating funds for long‑term capital expenditures.

  1. Roofing materials:
    • Asphalt shingles: Architectural and premium asphalt shingles are popular for townhouse complexes; they are affordable and available in various styles and colours.  We are certified to install leading brands, including IKO, Malarkey, GAF and Owens Corning, providing manufacturer‑approved installation and warranty coverage.  Asphalt shingles typically last 20–30 years and provide good weather protection.
    • Metal roofing: Standing‑seam or corrugated panels made from steel or aluminum offer longevity (40–70 years) and require little maintenance.  Metal roofs resist wind, hail and fire and reflect solar heat, reducing cooling costs.
    • Flat‑roof membranes: For flat or low‑slope roofs on multi‑unit buildings we install TPO, EPDM and modified‑bitumen membranes.  These single‑ply and multi‑ply systems provide waterproofing and energy efficiency and are suited to large roof areas.
    • Cedar shakes & synthetic shakes: Natural cedar shakes provide rustic appearance and natural insulation; synthetic shakes replicate wood while offering improved fire resistance and durability.

    • Downspouts & extensions: Matching aluminum downspouts channel water away from foundations.  Downspout extensions, diverters or rain barrels can be added to protect landscaping and conserve water.
    • Gutter guards & downspout filters: Perforated or micro‑mesh covers and filters keep debris out, reducing the frequency of cleaning and preventing clogs.
    • Built‑in gutter re‑lining and repairs: For heritage or modern strata buildings with internal gutters, we install EPDM rubber membranes to create seamless, leak‑free liners.
